House with pool and garden Bazoches-sur-Guyonne (78)

A specially designed house with a swimming pool and 3,500m² of grounds, nestled near the town of Montfort-l'Amaury in France’s Yvelines department next to Paris. The property, which covers around 3,500m², lies just outside the village. A lane runs alongside the property and leads to the forest. The plot is located on the edge of this forest. A hedge and a sliding gate hide the house, which is surrounded by a tree-dotted garden. The dwelling is set back from the road by around 20 metres. Just in front of the main door, there is an outdoor entrance area where several vehicles can be parked. A car shelter stands in this space too. The house dates back to 1976. It is built of pale ashlar. Its slate roof was entirely renovated in 2022. A vast terrace of exotic timber extends on the house’s west side. A heated swimming pool sits in this terrace. The pool is eight metres long and four metres wide and is fitted with a counter-current system. The terrace looks down at a sloping lawn. This commanding position underlines the impression of space on the property. And the garden is not at all overlooked, which also underlines the sense of space here.

House with garden Bagneux (92)

A 19th-century manor house, with a modern extension and landscaped garden, on a plot of more than 2 000 m² in the old town of Bagneux . Four minutes on foot from the main square of the old town of Bagneux, the main residence, part of the municipality's protected built heritage, has stood on a walled plot of more than 2 000 m² since 1843. The floor tiles and parquet flooring, the high ceilings, the mouldings and the views over the large, well-kept garden and the protected landscaped area make this a unique residence. Since the early 2000s, a modern, flat-roofed extension, inspired by the Brutalist style, has been added, creating an aesthetic contrast. On the garden level, on either side of a through corridor, are found the living areas: a double, three-way reception room, with a French window providing access to the garden, and a comfortable dining room, visually linked to the kitchen by a large, custom-made glass wall. All rooms open onto the greenery. In the modern section, two comfortable, bright bedrooms, each with its own shower room and separate toilet, occupy the main level. The basement, semi-underground and lit by basement window wells, contains two large rooms, currently used as offices or libraries. The first floor of the old house, accessed by an oak spiral staircase, has three bedrooms. One of these, measuring around 15 m², leads to a room with a window that has been converted into a spacious wardrobe. The second, which is large (around 17 m²) is used as an office and the third is a small bedroom measuring around 9 m². The bedrooms are next to a bathroom and a separate toilet. A trapdoor in the ceiling provides access, via a retractable staircase, to the vast attic space under the tiled, hip roof, which was renovated and insulated in 2004. Finally, the old house has an underground level that takes up its entire floor area. In addition to a large vaulted cellar, there is a laundry room and a workshop housing the boiler room. The property, surrounded by stone walls lined with a belt of trees and shrubs, can be accessed from two sides, each opening onto a gate. A semi-private driveway running alongside the plot also provides parking space for several vehicles.

Apartment Invalides - Paris 7ᵗʰ (75)

A sunny 50-m² flat, on the third floor of a building with a lift, not far from Paris's National Assembly, in the 7th arrondissement. The flat, with a floor area of approximately 50 m², is located in the prestigious Invalides neighbourhood, just steps away from the Boulevard Saint-Germain and within proximity to many establishments emblematic of France’s great democratic ethos. As for the 19th-century building, with five floors and two flats per landing, for a total of ten co-owners, it features an entrance safeguarded by an entry code and pass, meticulously maintained common areas, which reflect the aesthetics of the era in which this building was constructed, and a stairwell, illuminated by a bull’s-eye window, with an original wooden staircase decorated with a polished wooden handrail supported by an ornate wrought-iron post. Accessible either via the staircase or the lift, the flat, facing east, includes a foyer, a kitchen, a large living room, a shower room with a lavatory, as well as a bedroom that faces the quiet interior courtyard. Apartment Paris 7ᵗʰ (75)

A 92-m² apartment on the third floor of an 18th-century building, between Saint-Germain-des-Prés and Le Bon Marché. Like many of the edifices standing on this street, the 18th-century building stands out thanks to its period façade. It has three vertical rows of windows, all with wrought iron guard-rails and has six levels, including the ground floor and a storey in the roof space. There is an antiques shop on the very bottom level. The building is U-shaped, set around a central patio and can be reached through a security door and gate. The apartment is located on the building’s third floor. It can be reached directly by an elevator or via a staircase which is in the process of being renovated and which is private above the third floor. The entrance door opens into a lounge free of the old beams that grace the other rooms. Light streams into the room, which has an impressive ceiling height and large windows that overlook the neighbouring townhouse. Adjacent to the lounge, there is a bedroom that is also east facing, and whose windows are not overlooked. A bathroom and a shower room are grouped together in the central part of the apartment. In the south-facing wing, there is a large kitchen with a dining area, whose floor is paved with period terracotta tiles. The lift opens into this room. Next to it, there is a second bedroom that is bathed in light.

House with garden Le Chesnay-Rocquencourt (78)

A millstone house in a quiet residential street on the Saint-Antoine plateau in Chesnay on the edge of Versailles. Built in 1908 on an almost 670 m² plot, of which around 560 m² is garden, this south-facing house is located in a quiet, residential street on the Plateau Saint-Antoine. Behind the low wall topped by a metal fence that protects it from prying eyes, the 'meulière' sits in pride of place in the centre of its grounds, surrounded by a bed of gravel. The stone walls, with three floors over a basement, are strewn with ivy and rosebushes and topped with a tiled roof with eaves, a Jacobean dormer window and a chimney. Most of the windows are round-arched. The window sills are brick and a masonry band marks the boundary between the basement and the raised ground floor. Large windows on this floor let plenty of light into the rooms, all of which have ceiling heights of almost 3 m. In the centre of the main facade, a flight of steps leads up to the double glazed entrance door with its wrought iron fittings, topped by a fanlight and a tiled wooden platform roof. To its right, a wooden balcony with a balustrade adorns the eastern window on the first floor. To the rear, the facade is flanked by a square tower with a pavilion roof, the walls of which are rendered on the three upper floors and the entrance door to which is accessed from the garden via a wooden staircase. The raised ground floor features a deep oriel window with a good view over the garden. The house has a floor area of more than 330 m², including around 100 m² of basement, and has 12 main rooms, including 7 bedrooms. With a roof which was remade and insulated in 2012, and double-glazed windows throughout, it has good insulation.

House with garden Massy (91)

A former 1850s manor house with gardens, in the Île-de-France region, 18 kilometres south of Paris. Behind an elegant entrance, made up of a wrought-iron entrance gate and pedestrian gate, a small, paved path leads to the residence and the first walled garden dotted with many types of trees, notably an American black walnut tree. With its large expanses of pink cladding and green wooden shutters, the “Villa Rose” is emblematic of classical Parisian architecture. As for the symmetrical, two-storey façade with three vertical rows of windows and, in the centre, the moulded splay of the entrance door topped by an oculus, it owes much to the gentleness of Italian architecture. On each level and in each vertical row, there are large-paned windows with period or restored frames The other façade overlooks the second garden and possesses an entrance below a small awning. Lastly, next to the house, enclosed by adjacent fencing, there is a lean-to that has been converted into a small outbuilding.

House with garden and terrace Chatillon (92)

A large burrstone house to be reinvented, with vast living spaces, four bedrooms, a workshop and two enclosed garages, nestled in Châtillon, bordering Clamart. Dating back to the early 20th century, the three-storey burrstone house with a basement level is highlighted on its exterior by beige and red brickwork, cast-iron lintels adorned with glazed-ceramic flowers, and Art Nouveau guardrails. The reception room, which opens onto the garden through a large bay window created in the 1990s, measures over 55 m² and features a working fireplace. A terrace on stilts provides access to the garden. The lounge is adjacent to a kitchen with a glass roof that is accessible after descending a few steps. The kitchen overlooks a room that could be used as a conservatory or workshop that communicates with the semi-underground basement level. The first floor includes three large bedrooms, which look out over the calm neighbouring gardens, as well as a bathroom with a window and a separate lavatory. On the second floor, there is a spacious bedroom with an open bathroom, a separate lavatory and a terrace built into the roof. Lastly, in the garden, a separate workshop with an arched window and its own shower room and lavatory, blends harmoniously into the vegetation and adjoins two closed garages – with surfaces of 14 m² and 16 m² – that can be easily reached from the road.

House with garden Rambouillet (78)

A stately dwelling with its orangery and ornamental ponds on 3,000-m² grounds, in the middle of a village, 45 kilometres from Paris. Ideally located near the village centre, the property, surrounded by a landscaped garden of approximately 3,000 m², was gradually constructed over the course of the 20th century. Owing its neoclassical style to passionate connoisseurs who were inspired by ancient Greco-Roman architecture, the dwelling is made up of a main central building whose rectangular shape is flanked by outbuildings on each of its gable ends as well as a small pavilion. Built near the road, its main façade looks southward, while in the back the dwelling overlooks a garden with an orangery, in need of a renovation, as well as two ornamental ponds.

House with pool and garden Etampes (91)

A group of Renaissance-era buildings, renovated into guest accommodations, with a swimming pool and one-hectare grounds bordered by a river, 1.5 hours from Paris. It is impossible to pass through the gate’s two brick pillars without noticing their sculpted lace-like stone pinnacles, vestiges of the property’s past splendour. Overlooking the countryside, an impressive circular tower, originally from the late 15th century and rebuilt in the 19th century in brick, is topped with stone machicolations and a slate pepperpot roof, while two additional towers can also be found on the property: a hexagonal one and a smaller circular one. As for the former staff quarters, now converted into guest rooms and caretaker’s accommodations, they are accessible via the grounds’ many pathways and were once connected to the chateau itself, which no longer exists today, whereas the property’s chapel has been transformed into the main dwelling. Featuring homogenous architecture, typical of the late Gothic period and a precursor to the Renaissance, its brick walls are cadenced by stone window/door surrounds topped with ogee arches, small-paned doors and windows, some of which are mullioned, as well as quoins, which highlight the buildings’ edges and slate rooftops. Last, but not least, a covered swimming pool is located in front of the main dwelling and extends the view towards the grounds, enclosed by walls, fencing and a river on one side.

Contemporary apartment Paris 16ᵗʰ (75)

A high-ceilinged Parisian apartment bathed in natural light in a former belle époque workshop in the French capital’s 16th arrondissement. The edifice stands out for its pale brickwork facade with a ground floor, a first floor and a second floor. The entrance door is set in a surround of blue enamelled ceramic made by the famous French ceramist Émile Müller. This surround is embellished with ceramic tiles with floral and foliage motifs in an art nouveau style and is crowned with a lion’s head. Beyond the entrance door, there is a hallway with a staircase that displays an astonishing ceramic frieze – a listed work in the local land use plan. It is a tall frieze of Persian archers made by Émile Müller. Enamelled bricks adorn the walls and faithfully reflect a frieze from the Palace of Darius in Susa, Iran. Wooden steps lead up to the second floor. Beyond the apartment’s door, there is a vast 120m² space with a five-metre-high ceiling. The main part is an open-plan space bathed in an abundance of natural light from a huge glazed east-facing wall of large panes set in wooden frames. This extensive glazing is the architectural centrepiece of this former workshop. It looks down at an inner court in which the colourful elevations of the neighbouring buildings display a picture that changes over the course of the day. Wood strip flooring of solid oak with a patina of time extends across all the rooms. Its honey tinge and broad planks invite your gaze to explore the apartment. The pure-white walls underline the true sizes of the rooms and reflect the light. The layout respects the workshop’s original fluidity and keeps its character while organising distinct purposes for the different spaces. Beside the huge glazed wall, there is a workspace. The centre is taken up by a relaxation area with contemporary furniture. And a kitchen lies beneath a mezzanine. You reach this mezzanine via a white staircase with geometric lines, to the left of the entrance hall. An open-plan reading room lies up on this mezzanine and a landing connects to the main bedroom and a bathroom with a bathtub, a lavatory and a window. One last flight of stairs takes you up to a second bedroom in the roof space.

Castle Fontainebleau (77)

An impressive, 18th century chateau, its outbuildings and its parklands, just 30 minutes from Fontainebleau. The view from this chateau, standing in a dominant position, gives a vista of the Gâtinais bocage countryside. The garden laid out in front and composed of wide areas laid to lawn, gives unobstructed views over the countryside below. It is extended to the rear by a wooded section. The main, rectangular building in the centre stands facing the wrought iron entrance gates that open on to parklands spanning approx. 10 ha, one section of which is building land. A little further away, on the east side, are the outbuildings, laid out in a V-shape around a level courtyard. They have their own entrance from the village and are followed by a few utility buildings. Gravel pathways make it possible to move around and park cars.

Apartment Quartier Latin - Paris 5ᵗʰ (75)

A 48-m² flat on the third floor of a 19th-century walk-up building, steps away from the Latin Quarter’s Musée de Cluny, in Paris’s 5th arrondissement. The flat is located in a Left Bank neighbourhood synonymous with French philosophy and culture, nestled between the boulevards of Saint-Michel and Saint-Germain. In this historical sector of the capital, known as the Latin Quarter, named in honour of the period when students used Latin to communicate with one other, the 19th-century building, with five storeys, contains two flats per floor, e.g. approximately 15 units in all. Safeguarded by an access code and an entry pass, the common areas feature meticulously maintained Paris stone, while an elegant wooden staircase leads to the third floor where the flat is located. Facing west, it includes a foyer lined with cabinets and a bedroom with built-in storage cupboards that looks out on to a peaceful interior courtyard, followed by a living room with a dining area, the latter of which is separated from the former by an atelier window fitted with frosted glass for extra privacy. In addition, a second bedroom could also be created for guests on the flat’s western side, while the open and fitted kitchen gives on to the living area. As for the bathroom with lavatory, located between the living area and sleeping quarters, it is decorated with blue and white Greek-inspired patterns and is accessible from either side, which could turn out to be quite useful if a second bedroom is created. Featuring straight-plank hardwood floors and tall, double-glazed windows, which bathe the flat in ample sunlight, the property is sold with a storeroom on the first floor, providing additional and precious storage space.

Today, the main building boasts four bedrooms. It is made up of two adjoining wings with two storeys plus an attic level, totalling living space of almost 175 m². On the ground floor, there is more than 50 m² split between two rooms awaiting restoration. The outbuilding has a surface of approximately 90 m². It contains an independent apartment spread over two storeys, with a living room and kitchen on the ground floor plus a bedroom, bathroom and a lavatory on the upper floor. Castle Vémars (95)

A neo-Palladian chateau with outhouses, set in nine hectares of lawns and woods near Paris Charles de Gaulle airport and 35 kilometres from the French capital. Railings painted bottle green form a concave shape that is centred upon a wrought-iron gate leading into the property, where a remarkable neoclassical chateau built in 1846 stands proudly. A vast lush lawn extends immediately beyond the gate. The chateau lies further on. Straight to the right of the wrought-iron gate there is a pedestrian gate in the same style as the main gate and a caretaker’s lodge made of brick and rubble stone. The chateau’s design is neo-Palladian. The magnificent edifice has a ground floor, a first floor and a second floor. The building is rectangular and made of dressed stone. All its elevations are coated with white rendering that has a slightly pink tint. A raised terrace and a series of evenly spaced columns form a portico at the top of four front steps. This portico leads to the chateau’s main entrance door. Four majestic Doric columns feature in this tetrastyle portico. A terrace lies above their capitals. This terrace is edged with an architrave and a finely crafted balustrade. Along the facade, 11 bays per floor offer sweeping views of the beautiful grounds in front of the chateau. The window ledges and their corbels are made of dressed stone. The windows are fitted with shutters, the pale blue tone of which brings out the edifice’s hues. A neoclassical pediment with three windows rises up in the middle of the facade, on the chateau’s top floor. A long row of Greek dentils underline the entablature, adding a light touch of elegance to the grand edifice. Dormers and skylights neatly punctuate the roof. The rear elevation has an architectural design that is similar to the facade. But here a distyle portico marks the entrance where a tetrastyle portico adorns the front. The chateau’s hipped slate roof is in perfect condition. Red-brick chimney stacks rise up from it. Beyond the chateau there is an annexe that looks like a grand country house. Work was carried out on the property in the late 19th century. During this phase, a farmhouse, an outbuilding and a dovecote were added in the property’s north-east corner. An outer wall encloses most of the grounds, where vast lush lawns extend, edged by broad-leaved trees. Archaeological remains may be buried beneath these grounds. The property is remarkably peaceful and soothing. Tranquillity reigns here.

Apartment with terrace Montgeron (91)

An entirely renovated, 295-m² flat, in a neoclassical chateau, thirty minutes from Paris. Behind a wrought-iron gate and sheltered from view, the chateau stands proudly behind its contemporary-looking courtyard. According to archival records, in 1746, the estate was first bought by the farmer-general Marin de La Haye, before it was acquired in 1790, on the eve of the Revolution, by Madame de Saint-Sauvery, who built a house here, which would then be transformed in the middle of the 19th century into a chateau with an eclectic architectural style by the architect Cannissié, who added an Italian neo-Renaissance style chapel, connected to the central building via a gallery, and designed stables inspired by Swiss chalets. In 1873, an outdoor sitting area covered by a metal and glass truss frame was constructed next to the stables by the André et Fleury company of Neuilly-sur-Seine, while, in 1857, the estate was purchased by the two brothers of the industrialist Jules Laveissière, owner of the chateau at that time, who then carried out an in-depth renovation and replaced it with a neoclassical style edifice in 1902. Lastly, in the 1990s, a four-storey, L-shaped building was attached to the back of the plaster-coated brick chateau, the central building of which is topped with a long-span gable roof and flanked by two protruding wings, which are, in turn, crowned with long-span hipped roofs. In addition, the central building is extended by a forepart on the ground floor topped with a terrace, as are the two side pavilions located on either corner. As for the flat, it occupies the first two levels on the chateau’s western side and faces the garden and ornamental pond, while the commonhold property, set within immense grounds of 1.5 hectares, includes three buildings in total: the chateau, the stables and the recent neoclassical-style wing.
